At Indian River Habitat for Humanity, opening the door means more than providing a home. It means creating opportunities, building stability, and helping families achieve a future filled with possibilities. That vision has been the driving force behind our work for the last 35 years.
This year, our community came together to open the door in meaningful ways. Through the generosity of donors, the dedication of volunteers, and the commitment of our partners, Indian River Habitat delivered 119 housing solutions across Indian River County. We also provided housing counseling services to 187 working families, helping aspiring homeowners build the knowledge and confidence needed to achieve long-term financial stability.
A major milestone was the launch of construction at Gifford Gardens, a transformational development that reflects both the growing need for affordable housing and our determination to meet that need. Each home in the development offers incredible features, fortified construction, energy-efficiency, and represents more than just a building. They represent security, opportunity, and a stronger future.
These homes are built on more than concrete and lumber; they are built on the generosity of our community. Donors, partners, and volunteers make our mission possible every day. Volunteerism remains at the heart of Habitat and is central to how we work. From construction sites to the ReStore, volunteers are essential to opening doors for local families and transforming hope into home.
As we celebrate this year’s accomplishments, we are also looking ahead. Indian River Habitat has evolved into a full-scale housing developer, expanding our ability to address the housing challenges facing our community. Gifford Gardens is the first of seven planned neighborhoods that will create more than 170 new homes over the next five years, significantly increasing opportunities for local families to achieve affordable homeownership.
The progress highlighted in this report demonstrates what is possible when a community unites around a common purpose. Our community has seen this housing crisis and met it head on. We have opened the door to new solutions for a complex problem. Thank you for believing in our mission and for helping us open the door to hope, stability, and opportunity. Exciting progress continues at Gifford Gardens, where the walls have now been raised on all 14 homes. Each milestone brings these future homeowners one step closer to opening the door to a safe, stable place to call home. Construction is moving steadily forward, with all 14 homes expected to be completed by December 2026.
We’re proud of the progress being made and grateful to the volunteers, partners, donors, and supporters helping bring this community to life. Watch our Gifford Gardens video to see the progress firsthand and get a closer look at the impact taking shape.
And the momentum doesn’t stop there. We’ll soon be breaking ground on two more communities – Citrus Crossing, with 32 homes, and Sebastian, with 29 homes—creating even more opportunities for local families to open the door to homeownership and a brighter future.

For nearly three decades, Joann’s home has been a refuge, a legacy, and a place filled with family memories.
Joann moved to Florida from Ohio in 1997 after inheriting the home from her brother, who was tragically killed during a robbery. Over the years, the house became the heart of her family life—a place where she built a life with her husband, Henry, and later welcomed her daughter and granddaughter.
“This home is like family to me,” Joann said.
When Hurricane Milton damaged the roof, that sense of security was threatened. Despite initial repairs, the roof continued to leak around the chimney, causing water damage to the living room ceiling. During rainfall, Joann placed pans throughout the home to catch the water.
Henry, a veteran who was 100% disabled, was unable to manage the repairs. Then, in June 2025, Joann lost her husband.
With limited resources and mounting damage, Joann feared she might lose the home she had cherished for nearly 30 years.
Indian River Habitat for Humanity, with support from the American Red Cross, stepped in to help. Together, they made the critical repairs needed to restore safety and protect Joann’s home.
“Having Habitat for Humanity help us was an answer to my prayers,” Joann said. “To leave my home would have killed me. I would not have been able to repair it without their help. Our home was our paradise here.”
For Joann, the repairs meant more than a fixed roof. They meant preserving the place where her brother’s memories live, where she built a life with Henry, and where she can remain rooted in the community she calls home.
A veteran’s final act of service was helping protect the home he shared with his wife. Today, that home remains standing.
Because of our partners and supporters, Joann did not have to leave the home she loves. She can stay safely housed—with her memories, her family’s legacy, and hope for the years ahead.

Sometimes, the strongest pull comes from the quietest place.
For Seamus Moylan, it started with a build day on an Indian River Habitat job site.
Seamus came out to volunteer, ready to lend a hand. What he found was something that stayed with him long after the workday ended: a movement built around neighbors helping neighbors, one home and one family at a time. He loved the Habitat model and the way it turned generosity into something you could see and touch.
“It’s just a beautiful thing,” Seamus says. “You don’t always see the tangible results of your giving.”
On the job site, the results were tangible. A wall went up. A room took shape. A home began to take shape for a family. A future began to emerge.
Inspired by what he saw, Seamus returned to volunteer throughout the summer. Then, during the fall of his senior year at Saint Edward’s, he took that passion one step further. He organized his senior class Day of Service, bringing his classmates to the jobsite to work, learn, and restore alongside Habitat.
For Seamus, service wasn’t about making a statement. It was about showing up.
That quiet commitment made an impression on his parents, Keirnan and Kristina. Seeing their son’s passion for Habitat’s mission—and the way the experience had changed him- they decided they wanted to open a door of their own.
Keirnan and Kristina became donors and sponsored their first Habitat home, turning their son’s example into a commitment of their own.
What began with Seamus opening the door to a volunteer opportunity became a family opening the door to something bigger: the possibility of a safe, stable home for another family to thrive.
Seamus believes that “the strongest pull comes from the quietest place.” His story is proof of that.
One volunteer. One summer. One senior class chose to serve. One family inspired to give.
And one open door leading to another.
Because sometimes, changing a community doesn’t begin with a grand gesture. It begins with opening the door, stepping inside, and quietly choosing to help.

“I had nothing before. Now, I’m building everything.”
When Sarah entered Indian River Habitat’s Homebuyer Program, she wanted more than a house. She wanted independence, confidence, and a stable foundation where her three daughters could grow and thrive.
“I never saw myself being independent. So, this house? It’s not just a house,” Sarah said.
In 2024, Sarah closed on her Habitat home. Since then, homeownership has opened a new door- not just for her family’s stability, but for Sarah’s own dreams.
With the security of an affordable house, Sarah is now taking advantage of Habitat’s scholarship program for homeowners and their children to pursue a degree in mental health counseling, working towards a career that will allow her to help others while creating an even brighter future for her daughters.
For years, continuing her education felt out of reach. Today, Sarah has the stability to invest in herself and the confidence to pursue what once seemed impossible.
“I had nothing before. Now, I’m building everything.”
Sarah is building more than a career. She is showing her daughters what it looks like to pursue a dream, create your own path, and believe that a different future is possible.
Because of this example, her daughters are also thriving.
Sarah’s home opened the door to stability. Now she is opening the door to opportunity—for herself and for the three daughters watching her lead the way.

Guatemala and Honduras
Since 1991, IRC Habitat has helped open the door to opportunity, stability, and a brighter future for more than 1,300 families in more than 20 global partner countries through the Habitat for Humanity International Affiliate Tithe program. In Guatemala, that commitment is helping support 26 home solutions in Chimaltenango. In Honduras, IRC Habitat is leading the charge to accomplish the goal of 100,000 concrete floors, creating safer, healthier homes for families and communities.
This fall, alongside Habitat Collier, we’ll take that commitment one step further by sending a team to Guatemala to help complete these projects firsthand – opening the door to lasting change, one home at a time.
